CHAPTER 4: RECOMMENDATIONS

#2 Open-Air Marketplace/ Food Hall (101 E MLK Dr) The northeast corner of Guadalupe St. and MLK Dr. currently has a vacant building with an auto-oriented site design (drive-thru, parking in front of both sides of building, lack of sidewalks and street trees) that does not meet the current Downtown zoning requirements. This property could be redeveloped into an open-air marketplace/food hall or food incubator that would provide startup space for small businesses and a unique community gathering place different from what exists today. Food carts and trucks can be paired with mini-restaurants and shops to provide a variety of offerings within one relatively small site. Parking would be located along the alley and the Guadalupe cycle track also connects to this location. Landscaping would provide buffering/screening to adjacent properties and traffic noise. A central paseo would provide space for pedestrian connectivity to the mini storefronts. It is recommended that the space be open-air but shaded overhead. BUILDING FORM & INFILL DEVELOPMENT
