Section 4.3.2.3Density
D. In determining the number of density bonus units to be granted pursuant to this Section, before the density bonus is added the maximum residential density for the site shall be multiplied by the percentage of density bonus listed in Table below, based on the percentage of affordable units provided for affordable or workforce housing. All density calculations resulting in fractional units shall be rounded to the next whole number. For example: Maximum density = 100 units
A. Residential density is expressed in units per acre and is calculated by dividing the total number of dwelling units by the gross site area. B. Density Bonus. An applicant may be eligible for a density bonus in the following districts if at least 10 percent of the proposed units are affordable. The density bonus is an increase in residential units over the maximum residential density. A density bonus is available in the following districts: 1. Neighborhood Density Districts. Qualifying properties in an ND3.5, ND4 or N-MS district are eligible for a density bonus for for-sale units only. 2. Character District. Qualifying properties in Character districts are eligible for a density bonus for for-sale or rental units. C. The units gained from qualifying for a density bonus can be rented or sold at market rates without affordability covenants or deed restrictions, so long as the proposed percentage of affordable units is satisfied within the development.

Section 4.3.2.4Impervious Cover
A. Impervious Cover. Impervious cover is the maximum area of a lot that is permitted to be covered by impervious surfaces. Impervious surface may be reduced through the use of partially permeable surfaces in accordance with Section 3.9.1.3.
